• <br />• <br />MINUTES OF THE BOARD OF APPEALS AND ZONING ADJUSTMENT <br />MEETING DATE: March 4, 1976 <br />Chairman Bob Ross called the meeting <br />ROLL CALL <br />MEMBERS PRESENT <br />Bob Ross, Chairman <br />Ernest Marinelli, Secretary <br />Robert Davies <br />Don Ross <br />Don Pickett <br />to order at 7:00 P,M, <br />OTHERS PRESENT <br />Luciano Colabello <br />Pasquale Colabello <br />George Lazuk <br />Mel Stephan <br />M,$.T, <br />BOARD ITEM: LUCIANO COLABELLO REgUEST FOR VARIANCE <br />Chairman Bob Ross reviewed the application for variances sub- <br />mitted by Luciano Colabello, The location, 913 LaFarge Avenue, <br />Lot 4, Block 4, Jefferson Place Addition, Chairman Ross explain- <br />ed that Mr. Colabello was requesting a variance to reduce side - <br />yard setbacks so as to permit the construction of a 14' X 46' <br />residence on the existing lot of 25' frontage, The lot has a <br />water tap, sewer tap and gas tap, the combined value of these <br />taps is in excess of $2,000. Chairman Ross reviewed zoning <br />requirements, Section 2 102-B which requires a minimum sideyard <br />from an interior lot line of seven feet. The proposal requests <br />reduction to two feet from the north property line, Section 2 <br />102-B requires a minimum total of both side yards on the same <br />lot of fifteen feet, Colabello requests a reduction to eleven <br />feet. Chairman Ross explained that two variances are requested <br />by Mr. Colabello. <br />City Building Inspector Mel Stephan circulated the floor plan of <br />the proposed structure, section plan, photographs, and literature <br />relative to the Colabello proposal. Mr. Stephan noted that the <br />hearing had been postponed and that it was originally scheduled <br />for February 26, 1976. <br />COMMISSION COMMENTS: <br />Board member Don Ross asked Mr, Stephan's opinion as to whether <br />the lot is of sufficient size to accomodate the proposed structure. <br />Mr. Stephan stated that the structure would meet the minimum <br />codes of the City of Louisville. <br />Board member Bob Davies asked Mr. Colabello how the company, <br />which manufactures pre -fabricated homes, will manage to move <br />the structure on to the lot, <br />
