This property is in the Saratoga Second Filing Subdivision, which was <br />approved in 1983. This property's lot area is 6,951 Sq. Ft. and its front lot width is 40 ft. <br />He then discusses the property's lot coverage and setbacks, specifically its rear setback <br />which is 15 feet for a principal structure and 10 feet for an accessory structure. <br />He goes into further detail about the applicant's proposal. The request is to allow a 7'- <br />10" setback where 15' is required. The covered deck is 15' deep by 16' wide (240 sq. ft.) <br />and has an 18' tall gable roof. He displays and reviews the proposed plan. <br />He concludes his presentation by reviewing the six variance criteria. The following <br />indicates staff's analysis of each criteria: <br />Criteria 1 - Criterion Met <br />• The property is unique in that it has a narrow building envelop at the front of the <br />lot that limits the depth of the backyard. <br />Criteria 2 - Criterion Met <br />• The unusual circumstances exist because the RE minimum lot width is 100' and <br />most lots in the neighborhood (non-cul de sac) are 65' to 75' wide compared to <br />40' for the subject lot. <br />Criteria 3 - Criterion Met <br />• The proposed deck dimensions and size (15' x 16' (240 sq. ft.)) are reasonable <br />and customary. <br />Criteria 4 - Criterion Met <br />• This hardship has not been created by the applicant because the condition of a <br />narrow lot is the result of the 1983 subdivision plat. <br />Criteria 5 - Criterion Met <br />• This variance approval will not alter the character of the neighborhood because <br />the property backs to open space, limiting any potential impacts to the neighbors. <br />In addition, the adjacent property owners have signed letters of support. <br />
