It does not <br />allow them to expand or build a new building without getting another variance. <br />Mihaly asks if a shed is a permanent structure or one that can be bought at a hardware <br />store. Does that matter? <br />Zuccaro says that from staff's point of view, any shed has to meet zoning setbacks. We <br />do not distinguish that from a zoning standpoint. <br />Applicant Presentation: <br />Ken Wilson, 1612 Jefferson Avenue <br />Wilson clarifies that the material of the shed will be made out of wood. <br />Board Questions of Applicant: <br />Cooper mentions that the applicant is only requesting to have a partial concrete <br />driveway. Would it require a variance to later change it to a complete concrete <br />driveway? <br />Zuccaro says that the city does have zoning requirements for driveways but that they <br />are minimal. We do allow gravel driveways in our zoning code. The public works <br />department has their own code requirements for driveways but that is administered <br />through their department, not through this board. There is no need to address the <br />driveway material for this variance request. <br />Public Comment <br />None heard. <br />Summary and request by Staff and Applicant. - <br />None heard. <br />Discussion by Board: <br />Leedy says that she thinks all six criteria are met. She asks what the other board <br />members think. <br />Mihaly says that the presentation was thorough and agrees with its assessment. <br />Stuart thinks it is a great, very compelling, and easy to understand assessment and is <br />convinced that all six criteria are met. <br />Cooper agrees that all six criteria are met and that this is a straightforward proposal <br />Motion is made by Mihaly to approve 1612 Jefferson Avenue's request for a variance <br />from the Residential Estate (RE) zone district minimum street -side setback of 30 feet to <br />allow a setback of 4 feet for a detached garage and 5 feet for a storage shed. <br />
