Project Name: <br />Louisville Revitalization Commission <br />Urban Renewal Area- Application for Assistance <br />Blight Conditions Description <br />The Rose and Raven <br />Please provide a short description of how the project addresses the following blight conditions <br />identified in the Urban Renewal Area. <br />A) Slum, deteriorated, <br />The existing structure has been vacant for many years and has sustained extensive structural <br />or deteriorating <br />damage; the roof requires total replacement, damage to the foundation has caused walls to <br />shift and crack, and the site overall has poor drainage. As this is the prominent site for the <br />structures <br />Village Square Shops with respect to South Boulder Road its vacancy has depressed visitor <br />B) Predominance of <br />traffic to the neighboring shops and stores, causing a larger economic depression for the area. <br />defective or <br />inadequate street <br />layout <br />C) Faulty lot layout in <br />Due to the nature of the previous drive -through bank design, the building is surrounded on all <br />relation to size, <br />sides with traffic lanes; the lot is constrained on three sides with vehicular and utility easements, <br />adequacy, <br />leaving minimal room for landscape improvements, exacerbating site drainage problems and <br />severely restricting pedestrian circulation. Viable commercial uses of the building and site in this <br />accessibility, or <br />condition and layout are therefore highly restricted. <br />usefulness <br />D) Unsanitary or <br />The existing structure has poorly lit and unlit areas, cracked and uneven sidewalks, poor <br />unsafe conditions <br />drainage and an accumulation of trash, graffiti, weeds and animal feces.
