South Boulder Rd, Louisville, CO <br />Dear Megan: <br />This letter fulfils the LRC request for funding assistance for Corvus Nidus, LLC/511 E. South <br />Boulder Road PUD application. <br />1. Detailed Description of Project: <br />Project proposes re -developing the commercial property with constructing a new 2 story building <br />that will consist of a ground floor Vintner's Restaurant (Cidery) and Tavern / Food Hall, a second <br />story consists of a large multi -purpose space, an auxiliary bar and kitchen storage, with an <br />exterior mobile food court, and new outdoor seating and pedestrian areas. The total commercial <br />space is 13,000gsf including 4,100gsf of level 2 space. Sitework includes enlargement of <br />sidewalks, reconstruction of curb and gutter, new accessible ramp crossing, sidewalks, enlarging <br />tree lawn, enhanced on -site patio and deck areas for outdoor seating and as well as utility work <br />for the redevelopment. The City desires to replace the old public watermain connection, relocate <br />the watermain further east and increase width of utility easement, as well as provide street <br />lighting. This project is in the Highway 42 Urban Renewal Area. <br />Please refer to attached PUD documents for supporting visuals. <br />2. Applicant Experience: <br />Joshua Martinsons has experience in commercial cooking, cider production, commercial real <br />estate and both the financing and management of entrepreneurial ventures. He is fully cognizant <br />of his need to build a team of experts to run the various aspects of this venture that fall outside <br />the scope of his experience. Brant Clark and Greg Topel should be considered de facto principals <br />for this project as both will participate in revenue sharing and ownership equity once business <br />operations have commenced. <br />Greg Topel, CEO of E.V.G. Hospitality, is a critical member of the client team with decades of <br />experience with Hospitality and Food Service to help guide the proposed business through the <br />ever changing food industry. Before starting this management group, his past involvements <br />range from Director of Operations to General Manager for several successful local restaurants <br />and offers knowledge for the changing demographics, technology, and profit margins.
