The secondary access on the north side will accommodate a three-quarter movement <br />intersection with S. 96t" St. A north -south private drive connects these east -west drives <br />along the shared property line separating Lot 1 from Lots 2-4. A new 8-foot detached <br />sidewalk is included along the S. 96t" Street frontage. 5-foot detached sidewalks are <br />proposed along the developed sides of the east -west private drives, and 5-foot attached <br />sidewalks are proposed along both sides of the interior north -south private drive. <br />The proposal includes improvements to the right-of-way of S. 96th St, including the <br />traffic signal at the primary intersection, additional turn lanes, and lane extensions as <br />demonstrated by the traffic study. The existing right-of-way for S. 96th St can <br />accommodate the anticipated full build -out of this section from the southern extent at <br />Dillon Road to the northern extent at the Games property, therefore no right-of-way <br />dedication is proposed along either frontage. <br />The auto fueling station on Lot 2 includes a 3,500 sf convenience store and a five pump <br />auto fueling area covered by a canopy along S. 96th St. Access is provided with a right- <br />in/right-out access on the primary east -west access drive and a full movement access <br />from the north -south interior private drive. The PUD proposes parking facing the <br />convenience store, with two additional parking spaces and a trash enclosure on the <br />north side. A large landscaped area with a seating area and bicycle racks are included <br />on the south side, along with sidewalks connecting to the access drives. New street <br />trees are proposed along S. 96t" Street and the internal private drives, along with <br />parking lot landscaping and additional enhancement of entry areas. When the <br />remainder of the GDP are developed street trees will be added to their S. 96th Street <br />frontage as well. <br />The industrial building proposed on Lot 1 is roughly 100,000 sf in size and fronts the <br />north -south interior private drive. Between the private drive and the structure is a <br />parking area and sidewalk for access throughout the property and the building. Parking <br />areas wrap both the north and south sides, and the east facing rear elevation includes <br />truck loading docks and additional parking. Stormwater detention is provided on the <br />southeast corner of the site and accommodates drainage from Lots 1-4. <br />St Louis Parish and Bolder Innovation Campus PUD, SRU and Plat Page 5 of 16 <br />PC — February 11, 2021 <br />
