The building is 20-feet tall and includes parapets that will screen <br />the roof -top mechanical units. <br />The 100,000 sf industrial building is constructed of tilt -up concrete. Portions of the <br />exterior will be clad with wood siding and fiber cement panels along with aluminum <br />canopies and roof accents. Three entry areas are shown on the west frontage to <br />accommodate a mix of tenants as the building leases out. <br />The PUD proposes 18 parking spaces for the convenience store, one of which is ADA <br />accessible. The CDDSG requires 16 spaces minimum. Parking for the industrial <br />building assumes a mix of warehouse and retail/office uses with a total of 196 parking <br />spaces, 7 of which are ADA accessible. The parking ratio for the site is 2 spaces per <br />1,000 sf. Similar to properties in the CTC, parking will be managed through review of <br />the building permit and business license approvals to ensure future tenants' parking <br />needs can be accommodated on the property. <br />The proposal includes a request for three waivers. The first is a request for relief from <br />the architectural building material standard for the east elevation (rear) facing the future <br />trail and BNSF railroad. The second is for relief from the building perimeter landscaping <br />requirement due to geotechnical concerns related to water at the foundation and the <br />third is related to private street tree requirements.
