November 25, 1996 <br />Louisville Board of Adjustment <br />749 Main Street <br />Louisville, CO 80027 <br />To whom it may concern: <br />I would like to put a six-foot fence around the front of the property, as there is not back yard at <br />this residence due to the Davidson Ditch, which runs behind the home. <br />Kathy Bray has a small son whom could get out on to Highway 42 or fall into the Ditch at the <br />rear of the home. She needs this fence to protect the boy when he is outside playing. Also, she <br />needs the fence to help cut down the noise from Highway 42. <br />This home sits by itself in a country setting, so the fence will not obstruct anyone's view. The <br />City of Louisville has a six-foot fence around front of the property on Highway 42 at the corner <br />of Pine and 42. Also, the first home north of Paschal Drive has a six-foot fence around front yard. <br />Variance Criteria: <br />1. The property in concern is pie shaped, with the Davidson Ditch in the rear of the home, <br />and Highway 42 in front of the home. Therefore, there is not backyard for the child to <br />play in. <br />2. This condition does not exist anywhere else in this area, but there are six-foot fences along <br />Highway 42. <br />3. There is no place else to put the fence. <br />4. The highway and the ditch have always been there so we did not create the situation. <br />5. This variance, if granted, would not alter any development in this area or change the <br />character of the neighborhood, nor would it impair any development of this area. <br />6. , If this variance is granted, it will give the necessary relief the homeowner needs. <br />Sincerely, <br />Roland Anderson <br />
