2) In larger projects, a mix of one- and two-story modules should be used to <br />maintain variety in heights. <br />3) New construction should present a tall one-story or two-story facade at the front <br />property line. This facade height should not exceed 30 feet. <br />4) Floor -to -floor heights should also appear similar to those buildings seen <br />traditionally. <br />The extension of the second floor deck and support structrue below does contribute to <br />providing a sense of a one story element at the street. However, with gaps in this <br />architectural element, and as viewed at the northeast corner, the building does appear <br />as a three story building with little differentiation to create a predominately one- or two- <br />story character. Alternatively, the lower portion of the building being primarily brick and <br />then transitioning to the lighter composite panel or stucco on the third floor could be <br />considered as providing a visual distinction between lower and upper elements of the <br />building. <br />C5. A larger building may be divided into "modules" that reflect the traditional scale <br />of construction. <br />1) If a larger building is divided into multiple "modules," these should be expressed <br />three -dimensionally, by having significant architectural changes, through -out the <br />entire building.
