Report of Facts and Issues: <br />McCartney presented the following summary points: <br />. Request is a special review use for Bridge School to be permitted at 833 West South <br />Boulder Road. <br />. The building is currently owned by Bandera Vetnures. <br />. Bridge School is currently located at 6717 South Boulder Road, Boulder. <br />o A private school for grades 6 - 12. <br />o Serves 75 students (45 high school and 30 middle school). <br />o Staff is 14 (4 full time administrators / support staff and 1 0 teachers). <br />o Their intent is to ultimately expand to 150 students. <br />o Existing staffing would allow expansion to 100 students. <br />. The applicant has no intentions of modifying the exterior of the building. <br />. A wall sign will be added to the building through a Building Permit request. <br />. The building is 120,000 SF in area and the school will use only 20,000 SF. The <br />remaining 100,000 SF will be used for Gaiam, a new user. <br />. Parking requirements are for 44 spaces. The approved PUD for the site has allocated <br />66 parking spaces for this use. At buildout of the school, the parking requirement <br />would be 50 spaces. <br />. The applicant encourages alternative forms of transportation: <br />o R TD passes <br />o Carpools <br />o Biking <br />. The site has two access points on South Boulder Road: the access in the center is a <br />full access entry and the access to the east is right in right out only. <br />. The Public Works Department agrees the relatively low number of students and the <br />on-site circulation will create minimal impact on the existing traffic on South Boulder <br />Road. <br />. The applicant is also in negotiations with the church to the east to discuss the <br />potential use of their outdoor recreation facility for the schools after school sports <br />activities. <br />
