Planning Commission
Meeting Minutes
May 8, 2008

Lipton stated Resolution No.1 0 had been continued from the April 1 0, 2008 meeting.
He requested staff to present only the new or revised information from the previous
meeting.

Public Notice:
No new notice was required as this was a continued item from a previous meeting.

Conflict of Interest and Disclosure:
None heard.

Staff Report of Facts and Issues:
McCartney stated the applicant had addressed the concerns identified at the previous
meeting in a letter. He also provided an aerial photo of the area to demonstrate the
number of lots that are less than 7,000 SF in area. He stated the applicant had created
a model for the meeting. He briefly discussed the emailslletter received since the
distribution of the meeting packet.

Tengler moved and Loa seconded a motion to enter into public record the emailslletters
as presented by staff. Motion passed by voice vote.

Commission Questions:
None heard.

Applicant Presentation:
Tom Ramsey, 1100 Grant Ave., reviewed in more detail the letter that he had written for
inclusion in the meeting packet. He also used the model to demonstrate the difference
between two smaller homes on the site and one larger home on the site.

Members of the Public:
Kim Daldos, 839 McKinley Ave., discussed her visit to the site. She stated she does not
support dividing the lot into two (2) lots. She also thinks the driveway for the westerly lot
will utilize the alley as part of its driveway.

Peter Weise, 816 McKinley, stated he does not support the dividing of the lot. Dividing
the lot will not be in character with the Old Town area.

John Winslow, 109 W. Spruce, stated he does not support the division of the lot.

Milton Steel, 741 McKinley, stated he does not support the division of the lot.

Jennifer Wilson, 409 W. Spruce, stated that Ramsey had built their home. She also
believes he does have an understanding of the character of Old Town and would only
build homes that are suited to that character.

Tim Seiver, 821 McKinley, stated his property is to the north of the proposed project. He
does not support the division of the lot. He addressed concerns with the alley, and the
location of the garages for the proposed two sites.

Rick Lucky, 101 W. Spruce, stated he is the owner of property just to the west of the
proposed site. He does not support the division of the site.

Phyllis Green stated she is the listing agent for the sale of the property. She supports
the division of the property into two buildable lots. She feels two (2) smaller lots are
actually more in character with the neighbor then one (1) large lot, as demonstrated by
Ramsey with the model.
