Land and Alley - dedication <br />. Property access <br />. County Road <br />. Alley <br />. Cost to the City <br />. New resident demographics <br />. Building materials from Louisville business <br /> <br />Members of the Public: <br />Lipton read comments into the public record from the following three individuals <br />that could not stay for the remainder of the hearing: <br />1) James Ray: 100 W. Spruce St., Louisville, CO. Proposed density is <br />suitable to the area; Aesthetic development fitting in with character of <br />Louisville; Income to local businesses for supplies; income to local <br />builders and contractors; increased property tax base; and more patrons <br />within walking distance of downtown businesses. <br />2) Fred Bacher, 520 Main St., Louisville, CO. Support the additional waivers <br />requested; support increase density; Current improvements have made <br />the neighborhood a safer place; Increase revenue to the City through <br />taxes as well as through consumerism in the City. <br />3) Randy Reddington, 14040 West Hampton, Broomfield. CO, Owner of <br />property at 504 - 510 Main St.; Support the approval of the Parbois <br />Proposal with the requested waivers. <br /> <br />Bill Simmons, 515 Front St., Louisville, CO stated his former employment with <br />the City of Louisville and the Code of Ethics for former employees. He is present <br />as a resident of Louisville. He continued with a discussion of the alley access and <br />the definition in LMC 17.08.020 and the fact that an alley is for garage access <br />and not the primary access to a residence. Expressed concern with guest <br />parking when the site already appears to have limited parking, no pedestrian <br />access, the land use dedication should be met per the 15% total of the square <br />feet. <br /> <br />Jean Morgan, 1131 Spruce, Louisville, CO. If the zoning is for only 15 then she <br />encouraged the Commission to approve only the 15 units. <br /> <br />Barb Hesson, 411 County Road, Louisville, CO stated she does not support the <br />project for these reasons: congestion because of additional traffic, and density <br />requested is too much. <br />
