provide elevations of the future expansion area". 9 - "The Final PUD shall show a phased <br />parking plan". <br />Commissioner Renfrew - Possibly on recommendation number two the issue of the eight foot <br />fence can be added by inserting eight foot between "the" and "screened" in the second line, if <br />that is something we wish to do. <br />Q. <br />A. <br />Is the six foot fence a standard in CTC? <br />Peter Kernkamp - The outdoor storage in CTC is allowed by covenants only after <br />review. At this point there is not a lot of outdoor storage in CTC. <br />Commissioner Boulet - I think that with the modifications that have been suggested tonight that <br />this meets our requirements. I will be glad to see this facility built and more jobs move to <br />Louisville. <br />Commissioner Solek - I agree with the conditions that Commission VanNostrand added. I <br />would like to add that the trees on the east side shall be evergreen to provide screening for the <br />truck dock. <br />Motion made to accept Resolution # 14, Series .1995, a Resolution approving a Final PUD <br />Development Plan for SPF Corporation with conditions as noted with the following changes: <br />Condition 5 shall read "The property owner shall record a covenant and an agreement to hold <br />property as one parcel to combine the two platted lots into one lot for zoning, building and <br />drainage purposes". Condition 6 -The location of any proposed roof top mechanical units shall <br />be shown on the Final PUD submittal. 7 - The Final PUD shall clearly label lighting fixtures <br />and provide typical elevations and specifications. 8 - The Final PUD shall provide elevations <br />of the future expansion area. 9 - The Final PUD shall show a phased parking plan. 10 - Trees <br />on the east of the site shall be evergreens to help screen the loading dock. <br />Commissioner Boulet - What about what Commissioner Puryear has suggested about <br />eliminating the parking spaces on which pending is likely to occur and replacing it with <br />landscaping. <br />Commissioner VanNostrand - That is what I was trying to get at with the phased parking plan. <br />Commissioner Puryear - I worked one up that was getting very complicated. I think the <br />Applicant fully understands what the intention is. <br />Commissioner VanNostrand - One other is condition 2 - The first sentence shall read "Shall <br />not exceed the height of the eight foot screened fence". <br />Motion seconded. <br />6 <br />
