coming of the site there is a fair amount of slope across it. On the lots that back <br />up to Via Appia we are cutting those into the existing grade. They will then sit • <br />lower than Via Appia. As you go across that street and move south you pick up <br />some of that grade. There is some cut on those lots on the top side. Lots 29 - 38 <br />can be walk out to garden level lots. Lots 41 - 47 are what I would call an up load <br />lot, essentially the reverse. The lower lots, 16 -27, vary between garden level and <br />walkout lots. <br />Q. Those are one foot intervals on the drainage plan? <br />A. Yes they are. <br />Q. The landscaping that runs around the extent of the perimeter looks to me to be <br />primarily trees, except in the corners, is that correct? <br />A. That is correct. <br />Q. No provision for shrubs or anything along those areas where is shows the trees <br />currently? <br />A. No that will just be grass. <br />Q. How will those be watered? <br />A. The trees will all be drip irrigated. <br />Q. Will there be some sort of home owners association that will take the responsibility <br />for that? <br />A. No. That is all proposed land to be dedicated to the City. <br />Q. To Staff - Do we have any standards on drip irrigation for whatever gets dedicated <br />to the City. <br />A. Paul Wood - The final landscape is part of the construction drawings. I do not <br />know the specific spacing and irrigation specs that Parks and Rec require. There is <br />generally a one year warranty period on the landscaping by the developer. If it is <br />part of the public outlot it would be part of the construction acceptance. <br />Q. So there are some type of City standards for the installation of the drip irrigation <br />system? <br />A. Yes. They do require a final landscape plan with sprinkler head specs and <br />spacing, more of a construction drawings. <br />Q. To Applicant - How many of the down slopping lots are proposed to be walk outs? <br />A. It would appear that there are 19. <br />Q. What is the square footage that we are looking at? <br />A. They would run from the high 1300's to about 1900. <br />Q. That would include the lower areas? <br />A. No. the lower areas would add between 400 and 700. <br />Q. I live in the Sundance II subdivision and am trying to add to my home and do not <br />have a lot of room. I would imagine the setbacks are going to be pushed pretty <br />closely with the envelopes you have here? <br />A. The Sundance II envelopes are quiet a bit smaller than these effectively are. If you <br />compare this to Pine Street it is very similar to that with removing the smallest lot <br />size. We think the big difference between this and Pine Street is that the minimum <br />11 <br />
