far preferable. There are some other concerns such as traffic, the number of units, and all <br />that, but this is a political solution. A compromise. I just hope this works out the best for <br />everybody, but I really have a problem with this. <br />Commissioner VanNostrand - Let me characterize this as a bratwurst. I would say that while <br />it produces a tasty product, if you ponder the ingredients that went into it becomes a little less <br />palatable. I have drafted a compile of ideas I would like to throw out. Some possible <br />language for condition five might be - The minimum setback from Via Appia shall remain at <br />the 25 feet required by the RE zone district. A possible 6 - The landscape plan shall designate <br />a variety of native grasses to be planted on the perimeter landscaping. I live right next to the <br />native grasses that we are talking about here. I questioned it when I bought the house and I <br />generally complain about the fact that what we have is still, 11 years later, lots of dirt and lots <br />of grass that is copped down before it ever goes to seed. It is one thing to plant native grass, it <br />is another to have Parks and Recreation mow it five times a summer because it is easy to get to <br />and the grass has not grown because has not gone to seed yet. My personal preference would <br />be for a heavy mixture of buffalo grass because that seems to be able handled anything. <br />Condition 7 would be - The submission shall show building foot prints, typical elevations, the <br />location of all walk out units and a north south cross section diagram of the property. This <br />sounds excessive but it is all material that we saw at the time we looked at the town home <br />proposal. <br />Q. <br />Is this a Final PUD, so who would review that information? <br />A. City Council. <br />Commissioner Renfrew - One item we should include in the Resolution on condition 1 is the <br />issue of the permit in the first quarter for the model unit. I don't have a problem with that <br />personally, but I think it should borrow from the second quarter units, not from whatever the <br />last eight units are. Something else we might want to include in a motion is the comment <br />about the setbacks. Maybe some direction from our body to Council to entertain increasing <br />those. <br />Commissioner VanNostrand - That is why I suggested to show building foot prints. Either one <br />would be helpful. <br />Commissioner Lipton - I guess I am just not as hung up on the issue of the setbacks between <br />property owners as I am with the setbacks between properties and public improvements. Even <br />then when I start thinking about front yard setbacks I look at some of our discussions about <br />Old Town and how we are encouraging minimal setbacks. <br />Chairperson Boulet - Although we are talking about bulk plane restrictions as well. Which is <br />something that, unfortunately, we don't have here. That is where setbacks become important <br />if you don't have that type of restriction.
