the sketch that was submitted to us by the applicant which reflected the buildings along the lots <br />that staff had indicated in the report that it was necessary to show (recommendation number <br />4). <br />Motion made accept Resolution # 6, Series 1995, a Resolution approving the Centennial II <br />Preliminary and Final Subdivision Plat and Preliminary and Final PUD Development Plan for <br />48 single family dwellings with the following conditions: 1 - As written with the addition of <br />"approval of one model unit in the first quarter shall be credited against the seconded quarter <br />of 1995. Additional conditions: 5 - The minimum setback from Via Appia shall remain at the <br />25 feet required by the RE zone district. 6 - The landscape plan shall designate the variety of <br />native grasses to be planted on the perimeter landscaping. 7 - The applicants submission to <br />City Council shall show building foot prints, typical elevations, the location of all walk out <br />units and a north south cross section diagram of the property. 8 - Applicant shall address <br />design implication of increasing setbacks from those proposed. Louisville Heights Subdivision - Vacation of Alley: <br />Chairperson Boulet opened the public hearing. <br />Commission Memhers Disclosures - All members were familiar with the site. <br />Notice/Posting - Paul Wood certified the public notice/posting. <br />Staff Presentation - Paul Wood gave the staff report. <br />P/C Questions to Staff <br />Q. <br />A. <br />Q. <br />A. <br />Has the easement be vacated south of Walnut? <br />Not that I am aware of. <br />Are there utilities in the requested utility easement at this time? <br />I would have to ask Public Works. The Public Works comments did not <br />specifically state what was in the easement. I do know there are over head power <br />lines at this time. <br />Applicant's Presentation - Ray Sears, 945 McKinley Avenue. Presently electrical power <br />lines, telephone lines and cable lines are all running over head through this easement. The <br />alley has not been vacated south of Walnut. I do believe this is a win/win situation. It would <br />be good as buffer. We basically maintain it anyway and it would no longer be a liability for <br />the City to maintain. We are in agreement with the possible need for clarification of <br />permanent structures. It would help if we could get permission to build fences.
