landscaping falls along the street frontage which I feel is a benefit to the residents of <br />Louisville. As compared to hiding all the landscaping internal where it will only be seen by <br />the guest. If we are required to eliminate the compact parking spaces one of our options <br />would be to put parking in the landscape area to meet code requirements. I do not think that <br />gives the City or our project any benefit. We would hope we would not be required to do <br />something like that. The compact spaces that we are adding and the sidewalk along the end of <br />the building is something that we have not done on any of our other properties. These are a <br />little different than a hotel, people are not coming into a new unit every day. The need for a <br />sidewalk leading from a grassy area to the unit we have found to be unnecessary. We are <br />willing to add that in to accommodate the desire of the planning staff. We would also like to <br />add in the compact spaces there so we don't loss them and have to move them into the <br />landscape area. Additionally, as mentioned, this site is laid out specifically for us. Some of <br />the lot lines that were created look a little funny because they were laid out around our site <br />plan. What is happening on the adjoining parcel may be a little different. Headlights shining <br />in to the units has not been a problem with any of our other facilities. We survey our guest <br />once a month and it is surprising the number of guest who enjoy having the dive up parking. <br />Moving a lot line would be beyond our control. We are willing to do the extension of Dahlia <br />Street. We would like to have that worded so that the completion of the extension of Dahlia <br />Street would be done prior to CO of this project. Adding the sidewalk was inadvertently left <br />off the submittal. It is shown on the landscape plan. We agree to the monument sign <br />condition. We will irrigate the landscaping within the highway right-of-way. <br />Public Comment With Regard to the Application - There were none. <br />P/C Questions to Applicant <br />Q. Do you have an agreement with the Colorado Department of Transportation <br />regarding the placement and maintenance of the landscape in the right-of-way? <br />A. Kurt. Prinslow, Colorado Land Consultants - We have contacted the Colorado <br />Department of Transportation office in Boulder. We have submitted plans for not <br />only this lot but the balance of parcel 'H'. We are getting a letter of agreement <br />and I think there is a permit that goes along with the landscape construction. We <br />hope to have that done before we go to City Council. <br />Q. Do you know specifically who you are dealing with? <br />A. No I am not sure. <br />Q. I have a somewhat radical solution for the flush parking. I wonder if it would be <br />possible to reduce the bulk of the buildings in order to add some landscaping to the <br />buildings. Is that a feature that has not been planned into any of your previous <br />projects? <br />A. The other projects we have designed are exactly the same as this. <br />Q. Except for the sidewalk parts? <br />A. Except for the sidewalks on the ends of the buildings. We have done something <br />different on this project which was to pull out the parking spaces and add a grass <br />strip along the building.
