a complete row of units. In essence we would have to get rid of a whole building, <br />which would make the project unfeasible. <br />Q. I am wondering if we could do two things at once. I am not certain that going to <br />stucco would meet the intent of a break up architecturally. I am wondering if it <br />might be possible to break it up architecturally by rather than having a straight side <br />have some indentations where there might be some landscaping? <br />A. There is a sidewalk along the building that does not show up because it is in the <br />footprint of the building. So we have parking lot, grass and then a sidewalk that <br />runs along the building. <br />Q. That is the two foot strip that staff talked about? <br />A. There is a two foot strip of grass and within there is a five foot wide sidewalk. <br />Q. I am concerned about having the compact parking areas precisely in the areas were <br />people trying to access the second floor are going to want to park. I don't think <br />we can assume that everyone who parks there will have a compact car? <br />A. We have only seven and a half percent of our spaces, .which is an extremely small <br />percentage. I really don't think that will propose a problem operationally. There <br />are a number of cars on the road today which will fit into those spaces. <br />Q. I am still concerned about their location? <br />A. The option to eliminate those compact spaces would be to eliminate the sidewalk <br />along the end of the building and then go back to a full size space. That is what <br />we normally do on these projects. <br />Q. If I park a mid -size or full-sized car in a compact bay will I be hanging over onto <br />the side walk? <br />A. You would not because there would be a wheel stop to stop you. The rear of the <br />vehicle would stick out slightly. <br />Q. What is the type of stucco that will be used? <br />A. It is going to be a two coat system. <br />Q. What color will they be? <br />A. Grey and white. <br />Q. Will the grass strip be crowned or flat? <br />A. It will have a slight crown to it. About six inches maximum from the curb. <br />Q. Do you have wheel stops on all the other spaces? <br />A. No. They have been eliminated to facilitate snow removal. <br />Q. What about putting them on these few spaces to eliminate the problem of the over <br />hang? <br />A. That would just make it worse. Then the rear end of the compact car would stick <br />out in the drive isle. <br />Peter Kernkamp - These sidewalks are six feet wide. That would allow for a two foot over <br />hang. The wheelstop situation is really not an issue. With regard to the two foot grass strip, <br />staffs position is that it is meaningless. If it is only going to be a two foot grass strip we might <br />as well leave it concrete. <br />22 <br />
