Q. You live in one of the units along Garfield? <br />A. Yes. <br />Q. Are you backed up to the west property line? <br />A. Yes. The level of the property is about 68 feet below the basement level of our <br />property. A six foot fence will not make that much difference. I am assuming that <br />because of the flood plain situation there would not be able to be any basements <br />built. I don't see how anybody entirely wins no matter what decision the <br />Commission makes. <br />Maureen Bello, 1590 Garfield #G. I just purchased my property in June 1994. When I <br />investigated this area I was told that this was a park. I was told there was piece of private <br />property by the City Planning Committee. I was told that is was zoned low residential. I <br />specifically asked what could be built and was told that because of the configuration of the <br />land that what could be built was single family units maybe a duplex at the most. At the vary <br />least if the land is developed I would like to have a public hearing, or PUD, so that it could be <br />designed ascetically for our property as well. My other concern is parking. <br />Susan Foster, 1590 Garfield #C. I wrote a letter to the Commission in which one issue that <br />was raised was that of the public notice. My comments are in the letter. I can't have any <br />objection to development of that property. I do have concerns about the ascetics and the <br />distance of the buildings from our the back of our lots. Whatever can be done make sure that <br />there be a public hearing with regard to the design is what I think would be most favorable to <br />the concerns that have been raised. <br />Public Comment in Favor of the Application - There were none. <br />P/C Questions to Applicant <br />Q. Can you elaborate as to what the direction would be for development, if any? <br />A. It is already zoned for 10 units. What we are going for is 13. To get the whole <br />thing zoned the same. I am not here to try a build something that will offend <br />people. It would make a difference if the zoning were passed. <br />Q. Would you have any objections to allowing a PUD to be placed? <br />A. Could you define a PUD for me. <br />Peter Kernkamp - Part of establishing the PUD would be submitting a specific site plan. <br />Building design, parking locations, specific landscaping etcetera. It would go through a public <br />hearing process through both Planning Commission and City Council. Once the PUD were <br />adopted a copy of that plan would be recorded at the Boulder County Clerk and Recorder and <br />become part of the public record. Any development of the property would have to be in <br />conformance with that plan. <br />Q. By Applicant - Do you not have to have all that information in order to obtain a <br />building permit. <br />4 <br />
