Q. To Staff - Is the 167 parking spaces based on 500 spectators?
A. Paul Wood - Yes.
Q. What standard are you using to come up with that number. It would seem to me that a large
number of the spectators would be unlicensed children not driving a vehicle?
A. We are looking at the Code for that type of use. We have based our recommendation on
that. Our concern is how the facility will be impacted by future growth being as it is one
of a few in the north Denver, Boulder Valley area.
John Knapp, I think I can address some of those concerns. There will be adult leagues and adults
will use the facility in the late evening hours. Typically, those groups do not have tournaments
and they will not be the focus of spectator events. When there is a tournament, historically,
people will be coming from out of town and would be using high occupancy vehicles. We did not
try to put any diversity factors into the parking calculations. We are trying to stay within the
codes.
Q. Is the $100,000.00 what would be required to build the additional 55 spaces?
A. That is correct.
Q. In your letter, dated September 28, you state that area would hold 120 cars. Is your intent
to build the parking, should it be required, pursuant to that number?
A. The number of 120 is in error. That was with a double loading configuration. We now
have a one and a half loading configuration. We could expand that to about 80 cars, but I
think the 120 is an error.
Q. If you build the 55 spaces would it take up that entire area?
A. Yes, there is 55 shown on the plan.
Q. The reserves are going to be restricted, or are they going to be general reserves which are
unrestricted?
A. It could be either way.
Q. Would it not be prudent to redefine the landscaping that is shown on the landscape plan so
the potential access to an expansion lot you would not be creating a landscape barrier?
A. That is correct.
Commissioner Renfrew - On the 20 Ponderosa Pine that are four feet to six feet high, I don't see
how those can effectively become a wind break in a reasonable period of time, when the building
is already 25 feet high. I think it might not be a wind break but more of an aesthetic break from
the blank wall of the Ice Center. You then allocate some trees to the south side where ever the
additional parking might be.
Q. In the absence of a parking lot, what lighting is going to occur along the south side of the
ice arena where the pedestrian walkway is?
A. Typically they would be twelve foot high pedestrian lights along that space.
Q. Down lights?
A. Actually we had not discussed fully lighting this path. This was not planned as the primary
path.
4
