SUBJECT: RESOLUTION NO. 47, SERIES 2021 <br />DATE: JULY 20, 2021 PAGE 2 OF 13 <br />BACKGROUND: <br />The St. Louis Parish and Commercial Park property is approximately 51.6 acres in size <br />and located northeast of the Dillon Road and S. 96t" Street intersection. To the east is <br />BNSF Rail Road right of way and the Colorado Technological Center. To the west and <br />southwest are the Warembourg and Admor Open Spaces, which are conservation <br />properties owned jointly by Boulder County and City of Louisville. To the south is property <br />in unincorporated Boulder County zoned Agriculture and designated as a Preservation <br />Area through Intergovernmental Agreements with limited residential and agricultural <br />development. <br />Earlier this year, the city approved a second amendment to the St. Louis Parish and <br />Commercial Park General Development Plan (GDP) to amend allowed uses and <br />development standards to accommodate the current vision for the property. Following that <br />approval, the city approved a preliminary and final plat for the entire area, along with a <br />PUD to allow an industrial building and a PUD and SRU to allow a convenience store and <br />fueling center. <br />PROPOSAL: <br />Final Plat <br />The St. Louis Parish and Bolder Innovation Campus Filing 2 subdivision plat creates four <br />lots and one parcel within a portion of Parcel 1 established as part of Filing 1. The four lots <br />are on the northern side of Parcel 1, with one large lot at the rear for the industrial building <br />and three smaller lots fronting S. 96t" Street. The plat continues the access configuration <br />established with Filing 1 through the creation of additional private drives and an internal <br />sidewalk network. Drainage for each of the four new lots is accommodated through a <br />shared facility on the south portion of Lot 1 at the rear of the development. <br />CITY COUNCIL COMMUNICATION <br />q <br />
