City Council <br />Meeting Minutes <br />July 27, 2021 <br />Page 13 of 13 <br />Councilmember Brown asked which parts of the site were considered as a part of the land <br />dedication. Director Zuccaro stated it does not include the sections in Broomfield or the <br />areas marked as "common open space." If the entire site is developed at 3 stories or <br />below there would be no common open space. As proposed, the applicant is dedicating <br />59 acres. There are places in the code where the Council could require additional open <br />space. Additionally, there is 80-acre section that is exempt from the public land use <br />dedication. <br />Mayor Stolzmann requested additional items for the next meeting including information on <br />how this would impact the transportation master plan improvements; more information on <br />why the 80-acre site is exempt from the land dedication; and views of the site with only 3 <br />story buildings. <br />Councilmember Dickinson asked for the next meeting to see how this proposal compares <br />to the CTC and Broomfield for densities. <br />Councilmember Fahey asked for additional information on the fiscal analysis if the site <br />does not build out. <br />Mayor Stolzmann noted some of our roads originally built to accommodate 4 lanes have <br />now been reduced. She asked if the new streets will have volumes that justify 4 lanes. <br />MOTION: Mayor Stolzmann moved to continue the item to August 3 at 6 pm; seconded <br />by Councilmember Fahey. All in favor. <br />CITY ATTORNEY'S REPORT <br />None. <br />COUNCIL COMMENTS, COMMITTEE REPORTS, AND IDENTIFICATION OF FUTURE <br />AGENDA ITEMS <br />Mayor Stolzmann stated she met with Commissioner Kraft -Tharp of Jefferson County and <br />she did commit to making sure staff did look at the high level impact of land use changes <br />related to noise in the surrounding communities. <br />ADJOURN <br />Members adjourned at 10:05 pm. <br />shley Izmann, Mayor <br />eredyth Muth, City Clerk <br />
