City Council <br />Meeting Minutes <br />August 24, 2021 <br />Page 4 of 10 <br />Director Pierce stated the rebates of Building Permit Fees and Construction Use Tax total <br />$36,210, but are off -set by anticipated revenues of $82,820. Based on the estimates <br />provided by the applicant, the business anticipates purchases subject to Consumer Use <br />Tax of $6,500,000 over a five-year period; it is estimated $78,000 would be rebated. The <br />total impact over five years would be $114,210. <br />Staff recommends approval of the resolution. <br />Public Comments — None. <br />Mayor Pro Tern Maloney stated this is a great use of the assistance program to retain an <br />employer that is already in town and help them to expand. <br />MOTION: Mayor Pro Tern Maloney moved to approve Resolution No. 60; seconded by <br />Councilmember Brown. <br />VOTE: Motion passed by unanimous roll call vote. <br />RESOLUTION NO. 57, SERIES 2021 — A RESOLUTION APPROVING A PLANNED <br />UNIT DEVELOPMENT TO ALLOW CONSTRUCTION OF A 94,757 SF INDUSTRIAL <br />BUILDING AND A LOT CONSOLIDATION OF LOTS 1 AND 2, CTC FILING NO. 2, TO <br />CREATE ONE LOT (769 CTC BOULEVARD) continued from 8117121 <br />Mayor Stolzmann introduced the item and asked for any disclosures, seeing none she <br />opened the public hearing. <br />Planner Hassan stated this is a request for a final plat and Planned Unit Development <br />(PUD) at 769 CTC Boulevard. It would consolidate Lots 1 & 2 into one lot. No new <br />easements or outlots are proposed. The proposal includes a 95,000 sq ft industrial <br />building, stormwater detention, and 190 parking spaces. <br />To the immediate west of the site is an agricultural zoned property in unincorporated <br />Boulder County. Per requirements in the IDDSG, the applicants have included a 25-foot <br />landscape buffer and lighting mitigation for the adjacent to the property. <br />She reviewed the architecture of the building. Staff finds the application meets the plat <br />criteria and PUD criteria in the municipal code and meets the IDDSG. Staff recommends <br />approval. <br />Public Comments <br />Josh Cooperman, 216 Griffith Street, asked the Council to consider reducing the number <br />of parking spaces on the property as a way to help reduce car trips. <br />
