2022 Planning Commission
WCity,of
Louxsvxlle
COLORADO • SINCE 1878
3. What is your vision for Louisville as it relates to land use/development and maintaining Louisville's
small town character?
Louisville has an amazing small town character that has not happened by accident. Old
Town is certainly the flagship destination but the care taken to preserve the feel of the
neighborhoods surrounding it is just as important. I think that we should focus our
energies on economic and commercial growth in the McCaslin corridor and to support the
creative retail in Old Town. Let's also be open to mixed use developments along our
major artery roads. Since I have served on OSAB, I can also say that finding ways via
smart planning and land acquisition strategies to preserve buffers between Louisville and
the surrounding communities of Superior, Lafayette, and Broomfield is very important too.
4. How can Louisville achieve economic sustainability through zoning and land use planning?
Economic sustainability is obviously hugely important to any community and we need to
find a way to provide a solid sales and property tax base, housing, and retail and
commercial to support those who currently or would like to live here. The small area
plans have helped identify what this intelligent development might look like and much of
that comes down to keeping the commercial areas commercial and the residential areas
residential. In some cases, this will mean redeveloping some areas such as the area
around Ascent Church, the former Kohl's, and the Cinebarre movie theater to adapt to a
changing economic climate. I realize that Redtail Ridge is a controversial topic, but within
that project are opportunities to redevelop areas in a greener fashion while also keeping
natural those areas that have never been built upon.
5. What do you think are the most important planning issues facing the City? What insights could you
bring to the Commission's deliberations and recommendations?
The city is struggling to determine how to move forward with development projects in a
climate that isn't terribly supportive of this type of growth. Light commercial has been
impacted by COVID-19 and the political climate in the city is more slow -growth in nature.
However, growth can be done intelligently and the history of Louisville shows us that.
Louisville is quite a bit different than it was 20 years ago, but it still retains its small town
character as a result of some key decisions that were made along the way. So, what I would
like to see is for city staff, city council, and planning commission to work together to make any
necessary refinements to the master plan and small area plans to make them more
representative of the Louisville of today. These are governing documents that are key to
evaluating development proposals and we owe it to potential developers to make it clear what
we expect. This will help make the planning process more efficient and allow us to get to our
desired end state more easily. I have experience with quasi-judicial roles on the open space
advisory board and I feel like I could jump into this set of responsibilities without much of a
problem.
32
