<br />Planning Commission <br />Meeting Minutes <br />April 17, 2008 <br />Page 7 of 15 <br /> <br />Ramsey stated he cares about the look and quality of the projects he has done. He <br />stated he feels the trademark characteristics of his homes are: <br />. Front and Rear porches. <br />. Windows placed for cross ventilation. <br />. Low-E high performance windows. <br />. The use of real stone products. <br />. Fiber Cement siding. <br />. The incorporation of Build Green Concepts. <br />. Manmade woods. <br />. High efficient mechanical systems. <br /> <br />Ramsey continued with a discussion of the requested subdivision. His points included <br />the following: <br />. Two modest sized homes are more in character with Old Town. <br />. The homes would be more affordable. <br />. Each home could be 2250 SF plus garage. <br />. 30% of the homes in the Louisville Heights Subdivision are on similar sized <br />lots. <br /> <br />NOTE: Scott Russell arrived at 6:55 P.M. <br /> <br />. Three other subdivisions similar to this request have been granted in Old <br />Town. <br />. The orientation is not out of character for the neighborhood because four (4) <br />of five (5) homes at the corner of Spruce and McKinley front on Spruce St. <br />. The orientation to Spruce gives a better building envelop, one that is more <br />square instead of two long narrow lots. <br /> <br />Comments Members of the Public: <br />Tim Seeber, 821 McKinley Ave, Louisville, CO lives in the home north of the subject <br />property. He does not support the subdivision for the following reason: 2 garages would <br />be placed along the adjoining property line; two homes would create a double impact on <br />the infrastructure that is already taxed because of age and the proposed home on the <br />corner would only be 15' from the street while the others along McKinley are 20'. <br /> <br />Donna Eri, 301 Spruce St., Louisville, CO stated she does not support the requested <br />subdivision. She discussed what see feels are the advantages of living on Spruce <br />Street. The larger lot would not alter the landscape of the neighborhood as the two lots <br />would not leave much for landscaping. <br /> <br />Garrett Mundelein, 555 County Road, Louisville, CO stated his support of the <br />subdivision. He believes the property is in a unique location because of its proximity to <br />larger, newer homes to the west and being the last lot along Spruce Street in the Old <br />Town Overlay Zone District. <br /> <br />James Ray, 100 W. Spruce St. stated his opposition to the request. He noted the <br />increase traffic and when his family wanted to annex into the City they were required to <br />enter into a Conservation Easement to not subdivide. <br /> <br />JoBelle & Herb Orvis, 355 W. Spruce St., stated their support for the request. JoBelle <br />noted she had lived in Louisville since 1965 and had recently worked with the City to <br />
