<br />Planning Commission <br />Meeting Minutes <br />April 17, 2008 <br />Page 8 of 15 <br /> <br />create the Fischer Farms Subdivision. They stated that Ramsey does outstanding work <br />and his work ethic is superb. They also believe the housing market would be better for <br />the proposed two homes instead of one very large home. Herb stated his support for the <br />subdivision based on the quality of work that Ramsey will bring to the two homes. <br /> <br />Dorene Romero, current owner of the subject property. She reviewed the orientation of <br />the surrounding properties, reminded the Commission that the lot is the last lot in Old <br />Town. She believes the character of the neighborhood changed with the larger lots and <br />homes were built to the west on Spruce. The ability to have two homes would add to the <br />current mix of small and large homes and lots already present in the neighborhood. <br /> <br />Kim Daldos, 839 McKinley, Louisville, CO stated she does not support the subdivision <br />because the new homes will ruin the historic neighborhood, as well as the flavor of Old <br />Town, and the adjacent property to the north will have no sun because of the massing <br />of two homes. <br /> <br />Phyllis Green, listing real estate agent for the subject property, reviewed the character <br />of the neighborhood and stated the two smaller homes would be more in keeping with <br />that character. She distributed pictures to demonstrate the character. <br /> <br />Pritchard moved and Loa seconded a motion to enter the pictures into public record. <br />Motion passed by voice vote. <br /> <br />Teresa Pohlabel, 517 Lincoln, stated her support for the subdivision. She stated the two <br />homes would be better a fit for the neighborhood instead of one very large home. <br /> <br />Ed Conley, 1209 Grant, stated his support for the subdivision. <br /> <br />Commission Questions: <br />Hartman inquired as to what the applicant meant by a moderate sized home. <br /> <br />Ramsey replied it would be approximately 2,200 to 2,300 SF on the main level and <br />upstairs with additional SF in the basement that would not count toward the FAR. <br /> <br />Tengler asked for a clarification of the tree location, why it should be removed, as well <br />as a clarification of attached garage vs. detached garage. <br /> <br />Ramsey stated the tree is located on the NE corner of property and is also on the <br />property line between the two lots. The City is recommending removal because of <br />problems it has created and will continue to create for the sidewalk. An attached <br />garage can be built to the same height as the primary structure and a detached garage <br />in the Old Town area is limited to 20' in height. The lesser height will create less <br />massing even if there are two homes and two detached garages. <br /> <br />Russell, Loa, Lipton, Pritchard and Sheets all stated they had no questions. <br /> <br />Staff and Applicant Summarv and Recommendation: <br />Staff had no additional comments. <br /> <br />Ramsey addressed the following concerns: working relationship with resident to the <br />north of the subject property, setback requirement from McKinley, scale and massing of <br />a home that is built as a 1 % story, homes to the west of subject property, and potential <br />pricing of homes (1 large or 2 smaller homes) that could be built. <br /> <br />Public Hearinq Closed Commission Comments: <br />
