<br />Planning Commission <br />Meeting Minutes <br />September 11 , 2008 <br />Page 2 of 7 <br /> <br />None heard. <br /> <br />Staff Report of Facts and Issues: <br />McCartney provided the following summary: <br />. Request is to amend the Neodate final PUD Development Plan to demolish <br />and reconstruct the existing accessory building to incorporate a second floor <br />for a production studio for Gaiam. <br />. Located at 833 West South Boulder Road; Lot 1, Block 1, Neodate <br />Subdivision. <br />. The existing building is a 7,040 SF single story structure that is 12' in height. <br />. The request is to rebuild the building using the same footprint with a 30'4" <br />height. <br />. The structure will be used as a production studio for the fitness video <br />produced by Gaiam. <br />. The building architecture will remain the same. <br />. New signage is not included in the request. <br />. New lighting elements are proposed and they meet the design criteria as <br />established by the Commercial Development Design Standards and <br />Guidelines (CDDSG). <br /> <br />McCartney stated that staff is recommending approval without conditions. <br /> <br />Commission Questions: <br />Loa requested clarification of the building height. <br /> <br />Applicant Presentation: <br />Eric Schultz with Form Studios, 4439 N. Broadway, Suite D, Boulder, CO briefly <br />discussed the architectural design of the building. He also stated the public notice <br />requirement was expanded to 1000' instead of the 500' because the project site is <br />surrounded by residential. <br /> <br />Questions of Applicant: <br />All the Commissioners that were present stated they had no questions of the applicant. <br /> <br />Members of the Public: <br />John Shaw, 199 Harper St., Louisville, CO asked for a staff clarification of the height <br />difference between the current building and the proposed building. <br /> <br />McCartney replied that the current building is 12' and the new building is requested at <br />30'4". <br /> <br />Staff and Applicant Summarv and Recommendation: <br />No additional comments from either Staff or Applicant. <br /> <br />Public Hearinq Closed Commission Comments: <br />All the Commissions that were present stated their support of the project. <br /> <br />Russell moved and Loa seconded the motion to approve Resolution No. 15, 2008 <br />without condition. <br /> <br />Roll Call Vote: <br /> <br />I Name <br /> <br />I Vote <br />
