Planning Commission <br />Meeting Minutes <br />September 08, 2022 <br />Page 6 of 13 <br />He reviews the connections to the regional trail and open space network, including the <br />47.4 acres of land adjacent to Paradise Lane in Boulder County and the 240+ acres of <br />connected open space. <br />Jay Hardy, Brue Baukol Capital Partners <br />Hardy discusses how they model the best practices for sustainability. This proposal <br />meets or exceeds the standards in Louisville's Sustainability Action Plan. This will be <br />one of the most environmentally sustainable life science campuses in Colorado. It will <br />also be a smart campus with connected energy efficiency and water conservation <br />measures. It has an industry -forward commitment to renewable energy, energy <br />efficiency, water conservation, habitat protection and management, and more. The <br />following is the comprehensive sustainability commitment plan: <br />• Requirement for 2.165 MW (one watt/buildable SF) solar energy captured on full <br />site <br />• Requirement that all buildings designed as "solar ready" <br />• All electric buildings in office and retail buildings <br />• EV charging stations throughout the project <br />• LEED certification for all buildings <br />• Habitat Management Plan, in partnership with the High Plains Environmental <br />Center <br />• Water -wise design, including use of native and drought resistant plant palettes <br />He explains to the commission their habitat and wildlife management plan and <br />preservation. We have an active collaboration with High Plains Environmental Center. <br />We promote biodiversity by ensuring a healthy and resilient natural environment, robust <br />plant life, and diverse habitats. We also embrace biophilic design and will incorporate <br />native and water -wise landscaping. This includes the sustainability commitments that <br />have been reviewed and enhanced throughout the collaboration with the City of <br />Louisville's Sustainability Coordinator. Water restrictions and limitations are also <br />included in the Sustainability Commitments. <br />We will be continuously monitoring the following: <br />• Wildlife use study <br />• Burrowing owl surveys <br />• Raptor surveys <br />• Prairie dog management plan <br />• Migratory bird nest assessments <br />• Tree survey and recommendation <br />• Pollinator protections <br />He explains Campus Drive's safety and access. It enhances safety for all users and is a <br />top unfunded priority in Louisville's Transportation Master Plan, which is currently an <br />unfunded priority. It also provides an ease of access and circulation, an improved <br />emergency access to schools, and a Boulder Valley School District (BVSD)-approved <br />design & right-of-way dedications. <br />Efl <br />
