This study was completed in 2021 and remains statistically valid. It <br />reduced square footage and the inclusion of a hospital are key factors incorporated into <br />the study's methodology and findings. The average daily trip generation at full buildout <br />is 20,745 trips per day. The hospital and medical traffic account for nearly 35% (7,235 <br />trips daily). The daily trip generation numbers will occur over a 20-year timeframe. The <br />development -funded infrastructure will bring improvements to roads, intersections, and <br />multimodal paths will keep apace of project milestones. This project is designed to <br />reroute car traffic from residential areas and onto major corridors like Highway 36 and <br />Northwest Parkway. He shows a graphic of the key moments in time in the trip <br />generation estimates as well as for a hospital and medical building use. <br />Their vision of the site is to be a pre-eminent life and biosciences campus with next - <br />generation laboratory and manufacturing facilities. It will be the second largest public <br />land dedication in Louisville history, becoming an industry and statewide model for <br />sustainability and conservation. This will lead to attracting the best companies in the <br />world and become a new home for Avista Hospital. <br />Under a recent city staff determination, Hospitals are an "allowable use" under the <br />commercial zoning. Avista Hospital is now under contract to purchase 40 acres on the <br />east side of the Redtail campus. There is approximately 435,000 developable square <br />feet of space to be completed in phases. Avista Hospital will have a great impact. The <br />hospital wants new facilities as part of Phase 1. This accelerates the need for safe <br />multi -modal access and development -funded infrastructure investments. The superior <br />placement and access is designed to channel car traffic to major arterials like Highway <br />36. This is projected to account for nearly 35% (7,200+) of trip generation at full build - <br />out. The hospital's intention is to build a new, state-of-the-art health care facility to <br />continue its award -winning care. Following the Marshall Fire, Avista Hospital has <br />prioritized this location due to its multiple access points. This significantly expands their <br />service capabilities within a 15-minute radius by moving one mile. <br />He summarizes his presentation by reiterating the following points: <br />
