A total of 92 spaces are provided for 23 two -bedroom units and 15 three -bedroom units. <br />Parking is provided through two -stall garages in each unit, along with two driveway <br />spaces for buildings 11 and 12. Section 17.20.170 of the Municipal Code requires one <br />EV Ready and one EV Capable space per unit (38 of each). These are provided in the <br />garages for each unit. <br />A total of 148 parking spaces are provided for the office and retail uses on the site. <br />Some spaces are used for snow storage seasonally, however the required 142 spaces <br />will still be available. For EV parking calculations, the office and retail spaces were <br />calculated separately since they are in separate tiers in Section 17.20.170. Perimeter landscaping was required along South Boulder Road, and the lot is <br />required to meet building site landscaping and parking lot landscaping requirements. <br />The South Boulder Road frontage requires 16 trees where 17 trees are proposed. There <br />are 9 existing trees along this frontage. Per the tree survey, 5 existing dead trees along <br />South Boulder Road are proposed for removal and 4 existing trees are proposed to <br />remain. The landscape plan proposes 5 replacement trees in this location, as well as 8 <br />additional perimeter trees to meet CDDSG requirements (17 total). <br />A total of 148 commercial parking spaces are provided, which requires 19 parking lot <br />landscape trees per Sec. 5.3 of the CDDSG. A total of 20 trees are provided in parking <br />islands and areas adjacent to parking spaces. <br />The CDDSG also requires that 25% of the area around a building perimeter is <br />landscaped with a min. 6ft wide planting area. All four commercial buildings have at <br />least 25% of the perimeter bordered by a 6ft or wider planting area. <br />Other perimeter landscaping species are proposed along Blue Star Lane and Hecla <br />Way. One existing tree along Blue Star Lane is proposed for removal.
