The proposal also requests that City Council approve a parking ratio of 2.9 parking <br />spaces per 1,000 s.f. which is less than the required 3.4 parking spaces per 1,000 s.f. <br />While the number of parking spaces does not meet the requirement in the CDDSG for <br />parking this overall site, Section 17.20.080 of the Louisville Municipal Code allows City <br />Council to approve increases or reductions in the required amount of parking based on <br />specific findings. <br />The general location of the building and parking on the site is the same and the location <br />of the emergency turn -around easement on the adjoining private property to the north is <br />unchanged. The gross square footage has decreased from 102,393 s.f. to 84,164.s.f <br />and the amount of open space has decreased from 55% to 46% of the site. <br />The architecture of the proposed building has changed slightly to accommodate new <br />flex -industrial spaces along the northern portion of the structure. A new second floor <br />walkway now connects the northern portion of the building (the "Grotto') to the <br />westernmost portion (the "Mountainside") of the building. More outdoor visitor and <br />employee amenity space occupies the western end of the site, which continues to <br />maximize the views to the west.
