PROPOSAL: <br />The applicant requests approval of a PUD Amendment to allow construction of an <br />84,164 s.f. office/flex-industrial, two-story building including the removal of previously <br />approved underground parking and a redesign of the building footprint, building size, <br />and landscaping, drainage, and parking layout. <br />Figure 1: PUD Site Plan <br />-. S <br />The PUD Amendment includes a request for two new waivers and carries forward the <br />four previously -approved waivers. The first new waiver is to allow for vehicle access to <br />lead directly into "head in" parking at the west entrance and the second new waiver is <br />for the elimination of the thirty-foot wide planting strip adjacent to the residential <br />properties to the north that contains a minimum of one tree for every twenty lineal feet of <br />property line and a screen hedge incorporating both deciduous and evergreen shrubs a <br />minimum of three feet in height along a minimum of fifty percent of the perimeter area. <br />The four previously -approved waivers are for: <br />1. An 8'10" internal/common property boundary parking setback at the north <br />boundary <br />2. A 40'6" maximum average building height <br />3. Painted metal and plain unfinished concrete as acceptable materials <br />4.
