Planning Commission <br />Meeting Minutes <br />June 23, 2022 <br />Page 12 of 14 <br />businesses and future tenants. Each building is designed with a great amount of light <br />and windows, which will enhance the tenant's experience. <br />Commissioner Questions of Applicant: <br />Hoefner asks if she could give the commissioners an idea of who her tenants are. <br />Avanti says in the industrial portion, we have a lot of research, development, and <br />manufacturing. She has one tenant that recycles medical devices. She has multiple <br />tenants that make inventions for technology. <br />Public Comment: <br />Joshua Cooperman, 216 Griffith St <br />Cooperman says he appreciates the perspective that the developer has given about <br />the development. He also appreciates the proposed landscaping. He comments about <br />the grass crete. He thinks it is a great idea but does not think it is appropriate to have it <br />count towards the land dedication of the site. It is not a natural environment and still <br />partially paved grass. He also suggests not allowing anything above the minimum <br />allowed parking spaces. In regards to the lighting plan, he suggests recommending a <br />cooler temperature. <br />Closinq Statement by Applicant: <br />Avanti says currently the parking is based on flex space. She discusses that different <br />uses require different amount of allotted parking spaces. She will not know how many <br />parking spaces will be needed until she knowns who the tenants will be. She mentions <br />that her engineer is within the code for the proposed lighting. <br />Brauneis asks if she can clarify the grass crete going towards the land dedication <br />amount. <br />Avanti says it is 25.1 % of landscaping but that does not include the extra dense <br />landscaping on the north side, which is almost double the requirement that makes up for <br />the sidewalk. The sidewalk had to be an emergency fire entrance. <br />Howe says regarding the waiver for the north landscaping requirement, it seems like <br />you have narrower landscaping and thus having many more trees. When I think of more <br />trees, I think of less reach of the trees and less shade. What are your thoughts on <br />having less trees and more shade and vice versa? <br />Avanti says they have more trees everywhere such as in the parking lot islands. She <br />asks her civil engineer to speak on this more. <br />Curtis Kostecki, 1749 Preston Dr, Longmont, CO 80504 <br />Kostecki says in terms of the heat island on the north side of the building, although it is <br />a narrower space, most trees will not thrive even in a 10-foot long setback. He <br />discusses shade options in regards to the types of trees planted and working within <br />various setbacks. <br />Krantz says she did not understand if the grass crete area is included in the public land <br />dedication. <br />Kostecki says it would not be for the public land dedication but for the landscape <br />requirements. He says it does go towards the landscape requirements. He says .3% of <br />the landscape requirement was met with it. <br />Krantz asks if that was part of the waiver request. <br />
