Planning Commission <br />Meeting Minutes <br />June 23, 2022 <br />Page 9 of 14 <br />Brauneis mentions this would be the first project that addresses our requirements for <br />affordable housing and doing so voluntarily. He finds that very compelling for a <br />precedent for future projects. <br />Howe says he would prefer to solve some of the problems at this level. He asks if <br />anyone else would like to add a condition to have the pickleball land be dedicated to the <br />city. <br />Brauneis says we do not want that as a City -maintained facility. <br />Ritchie says that part is not included in the application so staff would need to discuss <br />with the Parks and Rec Department about what that would entail and what the impact <br />would be. <br />Brauneis says whether it is pickleball or another use, he will leave it up to the <br />developer. He is comfortable just leaving it as is. <br />Hoefner says he does not think that level of detail is necessary for the commission. <br />Krantz says she is still concerned about the lack of green space. It would be nice to <br />have more green space and does not think it needs to be owned by the City. She also <br />brings up the viability of a large commercial space. Would it be possible to have <br />separate lofts in order to reduce the density? <br />Hoefner says the commercial was included because the City requires it. He shares her <br />concern that it may not be utilized in the best way. He thinks it is possible to have the <br />applicant ask for a waiver from the commercial space requirement. <br />Krantz mentions the possibility of making the commercial space smaller so that it has <br />lower rent and more feasibility for a renter. <br />Brauneis mentions that the space is already pretty small at 1500 sq ft. If we were to <br />come up with an alternative, we would be looking at having more density. He brings up <br />the discussion again of if the commission is okay with having the additional 18 <br />bedrooms. <br />Hoefner moves to approve Resolution 9, Series 2022 with the proposed staff <br />conditions, as well as a condition that the applicant presents to City Council a more <br />robust traffic study that takes into account the commissioners' discussion. In addition, <br />the commission requests that City Council take into consideration the existing traffic <br />conditions when deliberating this proposal. Moline seconds the motion.
