Planned Unit Development — Murphy Express — Consideration of a <br />Planned Unit Development to allow construction of a new 2,824 square - <br />foot automotive service station and convenience store with eight pump <br />fueling stations and canopy. <br />Applicant: Michael Maik, Galloway US <br />Case Planner: Ellie Hassan, Planner <br />All notice was met as required and there is no commissioner conflict of interest. <br />Staff Presentation: <br />Hassan begins her presentation by saying the property is located on the west <br />side of McCaslin Blvd between Cherry St to the north and Dillon Rd to the south. <br />The site is about 1.5 acres and is zoned Planned Community Commercial. The <br />property is within the Centennial Valley Parcel L Filing No.1 subdivision, which <br />was originally platted in 1996 and replatted in 1997. Parcel L is part of the <br />Centennial Valley General Development Plan, which was first established in <br />1983. In 1997, the City approved the Bank of Boulder/Rite-Aid PUD, which <br />included structures on both 525 and 515 McCaslin Blvd. An approximately <br />13,650 square -foot retail building was constructed on the 525 McCaslin portion of <br />the PUD for the Rite -Aid. <br />The applicants are proposing to demolish the existing structure to construct a <br />new 2,824 square -foot automotive service station and convenience store building <br />with 8 pump fueling stations under a 4,842 square -foot canopy structure. The <br />primary site access is from the private street on the south side of the lot, which <br />connects to McCaslin Blvd to the east. There is an access easement along a <br />shared property line to the north, which provides access through a private street <br />on the west side of the property. <br />
