Outlot A will be dedicated to the City for right-of-way <br />purposes providing a continuous alley width of 20'. <br />4. In accordance with the provisions of the Floodplain Development Permit, <br />the lowest habitable floor elevation shall be certified at an elevation of <br />5,332. Elevation certificates shall be submitted for each dwelling unit prior <br />to the issuance of a certificate of occupancy— The condition will be <br />addressed at the time of building permit in accordance with FEMA <br />elevation certificate requirements. <br />5. The applicant shall coordinate with the City Forester`'to establish a <br />minimum setback around the existing Silver Maple Tree and incorporate <br />that requirement on the final PUD landscape plan The applicant has <br />made all efforts to work with the City For'ster`in retaining the <br />existing Silver Maple. The first floor garages may function <br />for parking, but may not be converted to habitable space. The first <br />floor garages have been netted out of the gross FAR. The maximum <br />.42 FAR allows the applicant to develop a total of 10,903 square feet <br />on Lot 4. Therefore the proposed Lot 4 net FAR of 11,700 square feet <br />on the final PUD does not comply with the .42 net FAR established <br />on the preliminary PUD. <br />
