In accordance with the provisions of the Floodplain Development Permit, <br />the lowest habitable floor elevation shall be certified at an elevation of <br />5,332. The first floor garages may function <br />for parking, but may not be converted to habitable space. The first <br />floor garages have been netted out of the gross FAR. The maximum <br />.42 FAR allows the applicant to develop a total of 10,903 square feet <br />on Lot 4. Therefore the proposed Lot 4 net FAR of 11,700 square feet <br />on the final PUD does not comply with the .42 net FAR established <br />on the preliminary PUD. <br />
