Approximately 255 square -feet of the deck will encroach into the 20-foot rear -yard setback <br />area. The encroachment area has a maximum depth of 9 ft. — 4 in., and is 45 ft. wide. About <br />half of the covered deck area is in the setback encroachment as well. The following are staff's <br />analysis of the criteria with recommended findings on each. <br />1. That there are unique physical circumstances or conditions such as irregularity, <br />narrowness or shallowness of lot, or exceptional topographical or other physical <br />conditions peculiar to the affected property. <br />Staff finds the property has an unusual rear lot line.
