Lot 97 (625 Augusta) lot dimensions compared to existing properties <br />i? f <br />f LC <br />/ <br />L 0 T 108 ` <br />ft., whereas the side property lines are 95 ft. on the northeast and 98.6 ft. on the southwest. <br />Staff finds the proposal meets this criterion. <br />2. That the unusual circumstances or conditions do not exist throughout the <br />neighborhood or district in which the property is located. <br />The property has a nonlinear rear lot line and is smaller than many other lots in the <br />subdivision, creating a combined condition that does not exist elsewhere in the <br />neighborhood. The median and mean lot sizes in the PUD are 8,012 and 8,815 square -feet <br />respectively. The subject property is 6,333 square -feet, and is one of the smallest golf - <br />course facing lots in the subdivision. Although there are other lots in the Coal Creek Filing 4 <br />subdivision that have concave lot lines, the subject property has a smaller lot area and more <br />intensive "pinch point" than other properties. Staff finds the proposal meets this criterion. <br />3. That because of such physical circumstances or conditions, the property cannot <br />reasonably be developed in conformity with the provisions of Title 17 of the <br />Louisville Municipal Code. <br />The subject property's rear lot creates a unique physical circumstance that limits reasonable <br />development when compared to similarly zoned properties that have a consistent lot depth <br />and linear rear yard. Staff finds the proposal meets this criterion. <br />5 <br />
