Historic Preservation Commission
Meeting Minutes
March 20, 2023
The HPC may release the permit or place a stay on the application for up to 180
days from the date of application (February 13, 2023). A full 180-day stay would
expire on August 12, 2023.
Staff recommends the HPC release the demolition request.
Commissioner Questions of Staff.
None is heard.
Applicant Presentation:
Andy Johnson, DAJ Design
Johnson says it is difficult to see what is original versus new in this house. He
comments on the email by the neighbor next door, Peter Stewart. He discusses
preservation's role in regards to sustainability.
Below are the intents for 1033 Jefferson Ave:
• Single -level home with finished basement
• Buffer to neighbors with designed landscaping
• Detached garage
• Zero -energy design
• They are sensitive to the neighborhood context
• They are also sensitive to the frontage along Jefferson
• They are obeying Louisville's noise ordinance
Commissioner Questions of Applicant:
Dunlap says it is a huge property. What would be the current square footage and
do they have an estimated square footage for the replacement?
Johnson says they have not begun the design so they do not know what the
square footage will be.
Beauchamp says looking at the exterior and the original front portion of the
house, it is evident the front porch has changed. It is a struggle to maintain and
keep the original structure. This is a unique lot in that the lot is very large. He
asks Johnson if he has an idea on what the exterior style will look like.
Johnson says he does not know yet.
Haley asks if he can walk them through the client's thinking of the obstacles of
keeping the original and not just adding on to the original.
Johnson says they got the asbestos report back and would need to be
completely gutted in the interior. It is really hard to know what could be saved. He
mentions that the roof is new and not the original. It is not a pretty building like it
used to be. The undoing of the home is a big obstacle.
Public Comment:
None is heard.
