In 1903, Thomas Autrey sold Lot 1, Block 17 to Mary Cummings for $275.
In 1906, Mary Cummings sold the Lot to Pasquale Recchione of Boulder County for $600.
The current Boulder County website gives the date of construction of this house of 1905. The
1948 Boulder County Assessor Card for 1045 Front, however, states that the house was
constructed 60 years before 1948, with "Est." handwritten to indicate that it was an estimate.
However, this would put the approximate construction date at 1888, which was even earlier
than the date of the plat of the Caledonia Place subdivision when the lots were created. Also,
the person completing the card appears to have been confused, as they wrote "10x18" in the
space on the card that asked for the year of construction. This may indicate that this part of the
card was not filled out with the right information.
Boulder County has sometimes been found to be in error with respect to the dates of
construction of historic buildings in Louisville. For this reason, it is important to look at all of the
evidence of the construction year, particularly in this case where the County records
themselves state differing possible years of construction. It is also worth noting that later
owners in 1948, when the County Assessor completed the assessor cards for structures in
Louisville, didn't necessarily know anything about when their structures were originally
constructed, and the County does not have independent records from the early 1900s for dates
of construction of Louisville buildings. The house is shown in the correct location on the 1909
Drumm's Wall Map of Louisville, so we know that it was constructed by then.
In this case, the large change between Cummings's 1903 purchase price and 1906 sale price
indicates that she had the house constructed during her ownership. The warranty deeds show
that Cummings purchased the lot for $275 and sold it for $600 three years later. Therefore, it is
assumed that the construction date of the original part of the house is "circa 1905," as the
County website indicates it to be.
LaSalle / DeSantis / Winslow Family Ownership, 1909-2023
In 1909, Pasquale Recchione, who had owned 1045 Front since 1906, sold 1045 Front for $550
to Bias "William" and Cogetta "Jennie" Scarano. Descendants of this family have also used the
name "Scrano" and "Scran." Cogetta's name sometimes appears as "Concepta" and "Concetta."
Records available at Ancestry.com show that William Scarano (1847-1935) came to the U.S. in
either 1873 or around 1890. Records also indicate that Jennie Scarano (1843-1923) and their
children then joined him. William and Jennie and their three adult children and their families
are all shown on the 1900 federal census as living in Louisville in the vicinity of the
neighborhood where 1045 Front is located. Judging by how they are listed in close proximity to
one another on the same census page, they appear to have been living near one another.
2
