WOOD BROS. CONTID

Mr. Reiter stated that appraisals were
made on the lots with the knowledge of
the City Attorney. Re stated that he under-
stood that the City did not like to get
involved with condemnation however, Wood
Bros. felt that the price of the lot may
be three time higher then the worth if the
City does not consider condemnation.
Mr. Reiter stated that Wood Bros. is pre-
sently contemploating $25,000 to $30,000
worth of work east of the subdivision
boundary which might not be normally re-
quired.
Re also stated that Wood Bros. can alter
their drainage to obtain the required de-
tention, without the two lots and without
constructing the improved facility under
Lincoln and Griffith.
Re stated that the two lots in question are
of minimal value because they are within
the flood plain.
Mr. Reiter noted that he received a letter
from the school district stating that
they were not in favor of the plat because
of increased drainage.
Mr. Reiter stated that because of the de-
tention, the plat creates less drainage.
Mr. Wurl read the letter from the school
district concerning the drainage proposal.

Councilman DelPizzo stated that he felt
the drainage has been increased in that
area.
Re also stated that he did not approve of
condemnation and felt that Wood Bros.
should try to compromise with the property
owners on the sale of their land.
Councilman McDonald questioned the letters
sent to the property owners.
Mr. Reiter stated that he had made offers
based upon inhouse appraisals of their
lot values and then increased it by a
certain percentage. Both parties re-
jected the offer.

Councilman Caranci asked what would happen
with the lots.
Mr. Reiter stated that the lots would be
dedicated to the City for park purposes.
Mr. White stated that he was satisfied
that less water would be dumped into the
area; and the only other alternative would
be to put the drainage under the street
they construct, and that would be quite
expensive.

-2-
