4) To prevent interference with motorist visibility, plant parkway trees a <br /> minimum of 3 feet from the back of curb and choose shrubs that do not <br /> exceed 24" mature height. (S) <br />F. Visually buffer all parking lots adjacent to perimeter roadways with <br /> adequate screening within a planting strip between the public right of way <br /> and the edge of the parking lot pavement. (S) Provide adequate shrub <br /> plantings to create a dense visual buffer between parking lots and <br /> perimeter roadways. (S) When using Juniper shrubs to create said buffer. <br /> a variety of species should be nsed to avoid the appearance of a single <br /> mass. (S) A maximum ratio of 1 Juniper per 3 deciduous shrubs is <br /> suggested (G) Raised planters and screen walls are also encouraged to <br /> provide parking lot screening. Refined turf areas should be avoided due to <br /> their tendency to waste irrigation water. (G) <br />G. Sight-lines at Intersections and within Medians <br /> 1) Provide adequate sight lines for an effective 30-foot sight triangle <br /> measured from the right of way. (S) Plants and signage are allowed <br /> within the sight triangle if: <br /> a. plants do not exceed 30" in height at full maturity; and <br /> b. signs do not exceed 30" in height (measured from top of curb <br /> height) unless they are more than 80 percent open. (S) <br />H. Provide a diversity of landscaping materials at entry drives to development <br /> parcels. (S) Therefore: <br /> 1) Provide a minimum of 3 levels of scale, including shade, evergreen, <br /> and/or ornamental trees, shrubs, annual and perennial flowers, and <br /> ground covers. (S) <br /> 2) Plant clusters that appear as a cohesive visual element, and that <br /> complement the overall landscape theme and palette. (G) <br /> 3) Integrate the plant design with the entry sign. Plantings should frame <br /> or provide a visual base for the signs. (S) <br /> <br />5.2 Perimeter Landscaping Adjacent to Abutting Property <br /> <br />Policy: <br />Visual buffers should be provided between similar land uses to accomplish <br />transitions and to mitigate potential conflicts between dissimilar uses. <br /> <br />Standards and Guidelines: <br /> A. Between similar uses (i.e., where the adjoining uses are each permitted in <br /> the underlying zone district): Provide a minimum 10 foot wide buffer <br /> planting strip next to a perimeter or internal property line containing 1 tree <br /> for every 40 lineal feet of property line and appropriate shrubs, ground <br /> cover and/or turf areas. (S) This may not apply to internal property <br /> boundaries within a multiple-lot development to the extent the lots are <br /> developed under a single Planned Unit Development Plan and achieve <br /> other site design policies of these guidelines. <br /> <br />4 <br /> <br /> <br />
