B. Between dissimilar uses (i.e., where the adjoining uses are not both <br /> permitted as a use by right in the underlying zone district(s)): Provide a <br /> minimum 30-foot wide buffer planting strip containing a minimum of 1 <br /> tree for every 20 lineal feet of property line and a screen hedge <br /> incorporating both deciduous and evergreen shrubs a minimum of 3 feet in <br /> height (at maturity) along a minimum of 50% of this perimeter area. (S) <br />C. Common/Shared Access Drives: <br /> 1) Provide a minimum 8-foot wide buffer strip along both sides of a <br /> shared access drive when no sidewalk is included. (S) <br /> 2) Provide a minimum 12-foot wide buffer strip along both sides of a <br /> shared access drive where a sidewalk is included. (S) <br /> <br />5.3 Parking Lot Landscaping <br /> <br />Policy: <br />Parking lots are necessary features of building sites that can, if not designed <br />properly, visually detract from the overall development character. Parking lots <br />should be designed to blend with each building site's character using landscape <br />plantings and grading. <br /> <br />Standards and Guidelines: <br /> A. Use low, opaque walls and/or flowering plants combined with raised <br /> planters to create a dense visual buffer of parking areas from peripheral <br /> streets or frontages. (S) <br /> B. Lower the grades of parking lots below existing street elevations to aid in <br /> obscuring views of automobiles, while promoting views of architectural <br /> elements of the structures beyond. (G) <br /> C. A minimum of 1 canopy shade tree per 8 parking spaces is required in all <br /> parking lots, to be planted in islands, medians, and perimeter areas <br /> adjacent to lots (excluding streetscape tree plantings). (S) <br /> D. Physical shade stnmtures that incom, orate live planting may also he a.n <br /> appropriate means of shading parking lot areas_ (Gl <br /> E. No Evergreen Tree with a mature width greater than 20 feet: as noted in <br /> the Recommended Plant Materials list: should he nlanted within 15 feet <br /> of a hardscaped area_ (S) <br /> F. Utilize landscaped islands and medians to improve the definition of <br /> circulation patterns, provide shading for paved areas and break up <br /> continuous rows of parking. (G) <br /> G. No landscaped area within a parking lot shall he less than 100 square feet. <br /> (s) <br /> H. Landscaped Islands <br /> 1) Provide a minimum 6-foot wide landscaped island at the end of every <br /> row of parking, equal in length to the length of the parking space(s). <br /> (s) <br /> 2) Provide a minimUm of 2 canopy shade trees in each island with a <br /> minimum mature canopy of 20 feet.
