Landscaping within Public Easements <br /> 1) Landscaping within public easements is limited to shrubs, ground <br /> covers, and small ornamental trees. (G) No canopy/shade trees may be <br /> planted within such easements. (S) <br /> 2) Berming is generally acceptable within public easements in <br /> conjunction with plant material. (G) Berming is not to be used instead <br /> of plant material. (S) <br /> <br />5.5 Landscape Irrigation/Water Conservation <br /> <br />Policy: <br />A significant percentage of the City's treated water supply is used to irrigate plant <br />materials and grasses. Every effort should be made to conserve water by utilizing <br />alternative means for maintaining a suitable landscape environment. <br /> <br />Standards and Guidelines: <br /> A. Incorporate Xeriscape Concepts into the landscape design of each <br /> commercial development without compromising the intent to establish <br /> significant visual amenities through landscaping. 11tilize a combination of <br /> the following principles to achieve this requirement. (tDS) <br /> For example: <br /> 1) Incorporate a "zoned planting scheme" to reduce water demand by <br /> grouping similar varieties of plants that are drought and disease <br /> tolerant. (S) The use of water conserving landscapes is encouraged by <br /> minimizing manicured grassy areas. (G) The Pl ID landscape plan <br /> should denic/what are proposed as low: medium and high water zones. <br /> (S) The building permit irrigation plan should calculate GPM/zone. <br /> <br /> 2) Use drought tolerant plant species suitable to this climate that have <br /> minimum watering and pruning requirements. (G) <br /> 3) For all irrigated areas, potential runoff should be avoided through a <br /> combination of locating such areas away from hard surfaces and the <br /> proper selection of irrigation devices. (G) <br /> 4) Incorporate heavily mulched planting beds to aid in retaining moisture <br /> and to make planting areas easier to maintain. For all grassy areas, <br /> soils shall be improved with 3 to 6 yards of organic materials per 1,000 <br /> square feet to a depth of 6 to 8 inches. (S) <br /> <br />7 <br /> <br /> <br />
