The properties outlined in yellow are corner lots with alley access that have street -facing garages that do not <br />meet required setbacks. The properties dotted in red have garages that are subject to alley -adjacent setbacks <br />only. The subject property is dashed in green. <br />2. That the unusual circumstances or conditions do not exist throughout the <br />neighborhood or district in which the property is located. <br />The existence of a garage that does not meet a side -to -street setback is not unique in the <br />neighborhood or district. There are at least six properties in the adjacent blocks that have <br />the same circumstances, and at least two in the rest of Old Town. Staff finds the proposal <br />does not meet this criterion. <br />3. That because of such physical circumstances or conditions, the property cannot <br />reasonably be developed in conformity with the provisions of Title 17 of the <br />Louisville Municipal Code. <br />Second -story additions on garages are a common development in Old Town. To build a <br />second -story addition that met setbacks, the applicant would have to cantilever the addition <br />to the west or east or construct a separate accessory structure.
