<br />2009 INTERNATIONAL RESIDENTIAL CODE <br /> <br />1. Definitions of stair and stairway have been added to the International <br />Residential Code and will now match the definition located within the <br />International Building Code. <br />2. A new code section will require the field inspector to measure the dimensions <br />of stair risers and treads exclusive of carpets, rugs, or runners. We will be <br />suggesting an amendment to delete carpets from this new section since our <br />field inspectors will need to be measuring these dimensions at time of building <br />completion and the carpet is always installed at that time. This will also allow <br />the field inspector to make sure that the allowable tolerances are met between <br />carpet and hard surfaces such as wood or tile which all can have much <br />different thicknesses. <br />3. Guards are required to be located at the edge of a walking surface when the <br />change of elevation from the walking surface is over 30" above the adjacent <br />lower surface. There is new wording that requires the field inspector to <br />measure out 36" horizontally from the edge and then measure down to lower <br />surface when determining if it is over 30" difference. There is also new <br />wording that will require the field inspector to measure off the surface of the <br />deck or the height of seating when determining if it is over 30" difference. <br />This would be done when there is built in benches/seating along the edge of a <br />deck. <br />4. There is a new code section that will require an approved fire sprinkler system <br />in all new townhomes and new single family homes. The requirement for new <br />townhomes will be effective upon this code adoption date and the requirement <br />for new single family homes will be effective on January 1,2011. This fire <br />sprinkler system can be designed and installed by either an approved fire <br />sprinkler contractor or by a licensed plumbing contractor. If done by fire <br />sprinkler contractor North Metro Fire District will be required to review, <br />approve, and inspect these systems. If done by licensed plumbing contractor <br />the Building Department will be able to review, approve, and inspect these <br />systems. These systems will not be required to have a separate service line <br />from the street but will be able to tie into the domestic line for the house or <br />townhome. It should be noted that fire sprinklers will not be required for <br />permits for additions or alterations. <br />5. There is a new exception in the existing code section to install smoke alarms <br />for all interior remodel and alteration permits. The exception will be for <br />permits for mechanical and plumbing work. <br />
