All in favor. <br /> <br />DISCUSSION/DIRECTION - AMENDED FINAL pun DEVELOPMENT PLAN FOR A <br />TWO-STORY ADDITION AND ENCLOSURE OF AN OUTDOOR PATIO - 732 MAIN <br />STREET- THE, MELTING POT RESTAURANT <br /> <br />D~vidson called fi:Jr staff introduction. <br /> <br />Paul Wood, Planning Department Director, stated SGG L.L.C., represented by Max Barber, has <br />applied for an arm~ndment to a Final PUD Development Plan to authorize expansion to an existing <br />restaurant building located at 732 Main Street. The existing building at 5,900 sf (including basement) <br />has a Floor Area Ratio (FAR) of .84 on a lot area of 7,000 sf. <br /> <br />The proposal is for a two phase expansion. If authorized, the expansion would add, including the <br />basement, a total of 4, 158 sf for a total building area of 10,058 sf which results in aFAR of 1.44. <br />Phase I would enclose the upper level patio with a roof structure and a rolling garage-type door with <br />glass panels. Phase II would provide for a 3,702 sf, two-story addition to the existing building. This <br />square footage would be distributed evenly, with the basement, main level, and second level all <br />having 1,234 sf of area. The entire building will be dedicated to the use of the restaurant, with the <br />expansion providing additional seating capacity. <br /> <br />The proposed buillding height of the expansion is 30' 4", which will match the maximum height of <br />the existing building. The wood siding, glazing, and timber construction will match the existing <br />building structure. Exterior brick will be incorporated on the addition, although it is not clear from <br />the building elevations to what extent brick is being utilized.
