<br />the expansion, the gray, cinder block exterior on the north building elevation could be stained or <br />painted to visually soften the appearance of that wall. <br /> <br />Six on-site parking spaces are being provided in the rear of the building. At an allocation of two <br />spaces per 1,000 sf, the addition would generate a demand for eight spaces. <br /> <br />Davidson called for the applicant preseritation. <br /> <br />Max Barber, representing SGG L.L.C, gave a brief history of the Melting Pot restaurant. He <br />explained the concept of the restaurant and how this expansion would best serve that concept. He <br />stated that Erik Hartronft, project architect, was available to answer questions. <br /> <br />Erik Hartronft explained the two phases of the expansion proposal. He provided updated elevation <br />renderings for COlillCil to review. He stated that the building height is required in order to provide <br />adequate sloping fix roof drainage, to accommodate mechanical units, and to extend the p~apet on <br />the south side of the building 30" abovt: the roof surface to meet code requirements. He explained <br />that they are considering painting an old sign on the north facade to soften its appearance and placing <br />wood siding on the south facade. He requested clarification on whether the City is including <br />restaurants in the retail establishments they are providing parking for. <br /> <br />Barber stated that the restaurant will be open for evening meals only so they would not require any <br />parking during th(~ day. <br /> <br />Davidson replied that restaurants are considered retail establishments and called for Council <br />co'mments and questions. <br /> <br />Howard expressed his approval of the project. <br /> <br />Levihn stated that he did not consider height to be an issue since the height of the addition is the <br />same as the existing building and expressed his approval of the project. <br /> <br />Keany suggested breaking up the wood on the south facade, possibly with the appearance of <br />windows or by providing changes in the direction of the wood. He complimented the applicant on <br />the appearance of the building. <br /> <br />Mayer suggested providing additional details on the appearance of the rolling, glass-panel door. He <br />questioned whether there will be adequate parking space for employees and suggested that staff <br />determine a method for calculating parking spaces to include employees. <br /> <br />Sisk agreed with Levihn. He requested renderings for the south elevation of the building and <br />suggested that a dimensional view from all angles be included in the presentation to the Planning <br />Commission. He agreed with Mayer on employee parking and expressed his approval of the project. <br /> <br />20 <br />
