<br />Two neon wall-mounted signs are proposed. Specifically, a 52 sfwall sign on the west elevation at <br />the main building entrance and a 64 sf sign mounted at a height of 23' 6" on the extended parapet <br />wall facing south are proposed. No monument sign is reflected on the site plan. Sign letters are <br />constructed as individual channel letters with clear plexiglass faces exposing neon tubing. Both signs <br />have a full perimeter channel with exposed, red, neon lighting. <br /> <br />Staff forwards the following primary concerns of the site plan: <br /> <br />1. Building orientation should face the front of the building towards Dillon Road and <br />the adjoining primary aecess into Parcel H rather than the service elevation of Ruby <br />Tuesday's. Reversing the orientation would allow both service elevations to back one <br />arlOther. <br /> <br />2. Staff does not SUPPOIt the roof-installed landscape treatment, as it presents a <br />'thematic architecture' which is not suited to the climate of Colorado. Further, the <br />landscaping is not compatible with surrounding developments and coulC! pose an <br />impediment to fire fighting efforts. <br /> <br />3. Staff does not find that the simulated stone is appropriate. With the exception of base <br />work or accent trim, all four elevations should be constructed of brick. <br /> <br />4. Staff does not support either the exposed neon tubing within the sign letters, nor <br />around the perimeter of the sign faces. The height of the wall-mounted sign on the <br />south elevation should be reduced to a maximum height of 19'. <br /> <br />5. Staff does not support the fifteen roof-mounted landscape lighting fixtures reflected <br />on the PUD. <br /> <br />6. Photometric plan requires modification to reduce the level of parking lot illumination <br />per the CDDSG. <br /> <br />7. Landscape materials are deficient per the CDDSG. <br /> <br />8. If off-site parking is approved, additional open space should be incorporated on site. <br />Carrabba's is providing close to 15 parking spaces per 1,000 sf of building area. The <br />Outback, approved in 1995 and based upon a seating capacity of 220 with a similar <br />building area, provid~:d 116 parking spaces. <br /> <br />Davidson inquired whether the applic:ant is aware that Council has not granted any waivers from the <br />CDDSG for any of the Gateway properties. <br /> <br />Wood replied that the plans had not yet been reviewed when he met with the applicant. The applicant <br />has since received the information in a staff report. <br /> <br />22 <br />
