<br />Sam Light, City Attorney, stated that the applicant is entitled to the process and can bring the <br />application forward to receive a denial. He would prefer that the recommendation be passed on as <br />a comment rather llhan a direction. <br /> <br />Davidson stated that since this is a comment session it would be passed on as a comment. <br /> <br />Roll call was taken. Motion passed by a 3-2 vote, with Sisk and Keany voting against. <br /> <br />DISCUSSIONIDIRECTION - FINAL PUD DEVELOPMENT PLAN FOR MUL TI- <br />TENANT RETAIL/OFFICE COMMERCIAL CENTER - LOT 6B, CENTENNIAL <br />VALLEY PARCEL H <br /> <br />Davidson called D)r staff introduction. <br /> <br />Paul Wood, Planning Director, stated that All Star Investments, LLC, is proposing to c<,:mstruct a <br />13,470 sf multi-tenant retail building on Lot 6B, to the north of the Outback Steakhouse. This is one <br />of two lots on Parcel H where no speciflc Final PUD has been approved. The overall Final PUD for <br />Parcel H was approved in 1995 and established internal private road configuration, perimeter <br />setbacks, utilities" storm drainage and perimeter signage. <br /> <br />Access points into this site were established through the Parcel H overall Final PUD. The drive <br />opposite Ruby Tuesday's drive is consistent with that plan, as is the shared drive with Outback <br />Steakhouse. The drive entry on the east property line, opposite an entry drive for the Marriott was <br />n9t included on the overall Final PUD, but may be appropriate. The Parcel H PUD established a <br />minimum parking setback from McCaslin of20 feet and a minimum building setback of 60 feet. The <br />Commercial Development Design Standards and Guidelines (CDDGS) increased the required <br />parking setback to 25 feet. Both Ruby Tuesday and Outback Steakhouse have parking up to the 20- <br />foot setback. This applicant proposes the same and is requesting relief from the CDDSG standard. <br />Both the PUD and CDDSG building setbacks from McCaslin are met. <br /> <br />Wood continued his presentation (see attached Council Communication) and stated the applicant is <br />available to answer any questions. <br /> <br />Davidson called for the applicant presentation. <br /> <br />Randy Haisfield., All Star Investments, LLC, 6528 Columbine Court, Niwot, Colorado stated that <br />he is in receipt of staff comments and is open to constructive criticism and Council comments to help <br />develop this proj ect. He offered to answer any Council questions. <br /> <br />Davidson called for Council comments and questions. <br /> <br />Mayer agreed with all staff comments" He stated that the rear of the building is stark and suggested <br />that the applicant consider addressing that area. <br /> <br />24 <br />
